Hello all, new here and enjoying the site.

Looking for advice from any in the know... We are looking to buy a river place and stopped by a newer community called Windmill II on the CA side of the Parker Strip north of Del Rio. Anyone know anything about it? Looked at a "1 1/2" wide (single in rear double up front) and they wanted 175,000, fully furnished including refrigerator, etc. The lease on the land is 450/mo. (1st 2 years waived) and 1 yr free inside boat storage.

I know about site built homes being a homeowner and all but are a little leery about the manufactured home and the fact that you don't own the land... The place is new, never been lived in and at first look, seems well built.

Anyone know of this place and the pros/cons of this type of home?

The idea of having a riverfront place is appealing. We have been looking at regular homes up in havasu also, of course the trade-off there is not having a riverfront home but you have the rest of what Havasu has to offer off the river.

We love the river and have been coming out with longtime friends and camping for years...

We would love to hear your experiences and opinions on this.

You Need to look around the Needles area. We were in the same situation as yourself and had the same thoughts. We ended up in Needles because we get the "RIVER LIFESTYLE" and Havasu is only an hour away by boat! It might sound far, but when you are boating with friends and family, it goes by very fast. Also, the closer to the water, the more some day your property will be worth more.

shoot you can pick up a fairly newer 3bedroom 2ba home in havasu for 150k easy. own the land... etc.

I say go with a house in Havasu. Ever since we purchased a home in Havasu it has made going to the river much easier plus owning the land is like money in the bank... specially in this economy.

Yup I agree Get a home in Havasu, It has everything to offer on land and on the water, plus you can always just kick it at home if your burned out, leave the boat in garage. jump in yur rhino go to the channel theres always a buddie just chilling there. Best of all like Nick said owning the property is like money in the bank. & right now home are very cheap under 200K u can get a sweet new home 3 to 4 Bdrm pad if yur lucky even a pool.

Thanks again for the input. We've decided to stick with Havasu and look there for a house. After that we have to look for a boat... I'll be looking for more opinions then. I'll bet there will be no shortage of them either! :cool:
